Terms and conditions

Who these terms are with
Garahpravesh is operated by Espy Technologies. Using the site means you accept these terms. If you do not, please do not use it.
What Garahpravesh is
An intermediary: we publish property listings supplied by developers, consultants and owners, and pass enquiries to them. We are an intermediary within the meaning of the Information Technology Act, 2000 and we do not initiate, select the receiver of, or modify the listings we carry beyond formatting and editorial checks.
We are not, and do not act as:
- the seller, lessor or developer of any property on the site;
- your agent, broker or adviser;
- a party to any agreement you reach with a seller;
- a provider of legal, financial, tax or investment advice.
Who may use it
You must be 18 or over and able to enter a contract. An account is yours: keep its sign-in to yourself, and tell us if you think somebody else has used it. Give us accurate details and keep them current — we act on the phone number and email on an account.
Listing information, and what it is worth
Listings, prices, floor plans, areas, amenities, dates and photographs are supplied by the person listing the property. Our team reviews listings before they go live, but a review is not a survey, a title check or a valuation.
Treat everything on a listing as a starting point, not a fact. Prices and availability change constantly, a carpet area and a super area are different numbers, a possession date is the promoter’s declared target rather than a promise, and distances shown are approximate and measured in a straight line rather than by road.
Before you commit money, verify independently: the title, the approvals, the RERA registration, the actual area, and anything else you are relying on.
Nothing on this site is an offer or an invitation to buy. No price here constitutes a quotation, and no listing creates any obligation on anyone until a written agreement is signed between you and the seller.
RERA
Where we hold a project’s registration number we show it. A registration number shown on a listing is reproduced from the promoter or the public register and should be checked against the relevant state RERA authority’s own website before you rely on it. Where a listing shows no registration number, none was supplied to us — it does not mean the project is unregistered, and it does not mean it is.
Using the site
You agree not to:
- scrape, copy or republish listings, photographs or data in bulk;
- send enquiries you do not mean, or use the enquiry form to advertise;
- post anything unlawful, misleading, obscene, or infringing someone’s rights;
- impersonate anybody, or list a property you have no right to list;
- attempt to breach the site’s security, or interfere with its operation.
We may suspend or remove an account that does any of these, without notice.
If you list a property
You confirm, for every listing you publish, that:
- you own the property or are authorised by the owner to list it;
- the details are accurate, and you will keep them so — including the price and whether it is still available;
- you own or are licensed to use every photograph, plan and document you upload, and uploading it gives us the right to display it on the site and in our own promotion of the listing;
- you hold the registrations the law requires of you, including RERA registration where it applies;
- you will handle the contact details of anyone who enquires lawfully, and will stop contacting them when asked.
We may edit a listing for clarity or house style, decline it, or take it down — including where it is inaccurate, stale, duplicated, or the subject of a complaint. Free listing limits apply per account type and may change.
You remain responsible for your listings and for any claim arising from them, and you will indemnify us against claims brought because of something you published.
Quality, and when we take a listing down
Listings are reviewed before they go live and we hold them to a standard: real photographs of the property offered, a price that is current, and enough detail to be useful. We may suspend or remove a listing, without notice, where it:
- falls short of that standard, or duplicates another listing;
- has gone stale — the property is sold, let, or the price is no longer real;
- belongs to a seller who does not respond to enquiries, because an unanswered listing wastes the time of every buyer who writes to it;
- is the subject of a complaint we are investigating.
We will tell the account holder when we do, and they can correct and resubmit. Repeated problems can cost an account its ability to list.
Enquiries
Sending an enquiry passes your name, phone number and message to the listing’s owner or their sales team so they can reply, and it means you are happy to be contacted about that enquiry. How they then use your details is their responsibility; see our privacy policy.
Our content
The site, its design, the Garahpravesh name and mark, and the editorial content we write are ours. Listing content belongs to whoever listed it. You may link to any page, and share a listing; you may not reproduce the site or extract its data.
Third-party services and links
Pages may embed Google Maps, a YouTube video, or link to a seller’s website or WhatsApp. Those services have their own terms and we are not responsible for them or for anything on a site we link to.
Availability
We try to keep the site up but do not promise it. It is provided “as is”, and we may change, suspend or withdraw any part of it.
Liability
To the extent the law allows, we are not liable for loss arising from reliance on a listing, from dealings with a seller, or from the site being unavailable — including lost profit, lost opportunity or indirect loss. Where liability cannot be excluded, it is limited to [cap, e.g. amounts you have paid us in the past 12 months, or ₹ figure].
Nothing here excludes liability for fraud, or anything else that cannot lawfully be excluded.
Complaints and takedowns
If a listing is inaccurate, infringes your rights, or should not be on the site, tell our Grievance Officer and we will act within the time the Information Technology (Intermediary Guidelines) Rules require.

Changes
We may update these terms; the date at the top says when we last did. Continuing to use the site after a change means you accept it.
No warranties
The site and everything on it are provided as is and as available, for information. We do not warrant that a listing is accurate or current, that a price is still real, that a project will complete on time or at all, or that using the site will produce any particular result. Nothing here is advice about an investment.
Indemnity
If somebody brings a claim against us because of something you published, something you did on the site, or a breach of these terms, you will cover our reasonable costs and any award, provided we tell you promptly and let you take part in the defence.
General
- These terms and the privacy policy are the whole agreement between us about the site.
- If a clause turns out to be unenforceable, the rest stands and that clause is read as narrowly as it needs to be.
- Not enforcing something once does not mean giving it up — we can still enforce it later.
- You may not transfer your rights under these terms. We may, if the business is sold or reorganised, on the same terms.
- Neither of us is liable for a failure caused by something genuinely outside our control.
Governing law
These terms are governed by the laws of India, and the courts at Delhi have exclusive jurisdiction.
Talk to us first. If something goes wrong, write to the address above and give us a fair chance to put it right. Most things are settled that way, and nothing in this clause stops either of us going to court if they are not.
