Flat/Unit loading calculator

A builder quotes a super area and sells you a carpet area. Loading is the gap — the lifts, lobbies, staircases and clubhouse charged to your flat — and it is why two flats at the same rate per square foot are not the same price.

Two flats quote loading two different ways. The headline here measures the gap against the super area, so 1,000 sq.ft of carpet in a 2,000 sq.ft super area is 50%. Measured against the carpet area — which is the other convention in common use — the same flat reads 100%. Neither is wrong and they are not comparable, so both are shown. When a brochure states a loading figure and does not say which it is, ask.
